When looking for your new home make sure that your property comes with all the necessary certificates that a rented house should have. - "Can I see the most recent Gas Safety Certificate"? This must cover ALL gas appliances such as Hot water / Heating Boiler, Gas hob, Oven and any Gas Fire.
- "Can I see the properties Electrical Certificate"? This is not a requirement by law but, as so many house fires are started by faulty wiring it is very important that a Landlord has the electrics certified before a property is rented.
- "Can I see the Energy Certificate"? This is a new requirement. It is against the law to rent a property without one! This certificate gives you the chance as the tenant to see how energy efficient the property is.
